Marcus Beach and Peregrin Beach Real EstateThe coastal strip of pristine open beaches running south of Sunshine Beach to Peregian Beach is becoming a popular hideaway for holidaymakers and investors. Just 10 minutes south of Noosa is Marcus Beach, a place where life is a little slower and more relaxed than in the heart of Noosa and where the trees and bird life prevail over development. The National Park runs behind the coastal strip with blue waters of Lake Weyba being its focal point. MARKET REPORT The Peregian Beach market has shown resurgence this quarter with consistent sales and renewed interest in the lower, middle and upper markets, indicating that beachside suburbs are still alive and doing well. For the year to date Peregian Beach has averaged 19.5 sales per month with the last 2 quarters being slower, though still more solid than the first two quarters of the year. The lowest sale price recorded for the year was $165,000 for a 49m2 unit up to $9,200,000 for a prime 4.83ha residential development lot. There have been a total of 194 recorded sales for 2005. With a large cross section of property choices and prices, Peregian Beach has shown that there is something for everyone with property prices beginning at just over $195,000 for a 2 bedroom, 1 bathroom unit and up to $1,600,000 for a 3 bedroom, 3 bathroom, luxury townhouse with white water views and $1,995,000 for a beachfront villa. Standard houses start at $399,999 for a 3 bedroom, 2 bathroom with DLUG all the way up to $6.9 million for a 6 bedroom, 3.5 bathroom luxurious ocean front residence in Lorikeet Drive. The median land value for the area is $260,000, though an ocean front block in Lorikeet reached $1,450,000 earlier this year, showing that Peregian Beach is still an affordable place to live and a solid location for investment. Next door neighbor Marcus Beach produces a totally different form of results. With only 16 sales for the year to date, it is evident that the residents of Marcus Beach are keen to hold on to their property and those buying into the area are just as keen to stay for the long haul. The lowest sale price recorded for the year was in January for a unit in Tristania Drive at $340,000. The highest recorded sale for the year was also in Tristania Drive, when a house set on 837m2 fetched $2,090,000. Marcus Beach is a small suburb of only 28 streets and this sleepy little seaside suburb is the perfect place to nestle down and retire, or a safe place to raise a family, allowing you to enjoy all the benefits of coastal living with two major shopping precincts (Noosa & Maroochydore) within easy reach.
