Peregian Beach Real Estate
ABOUT THE AREA The coastal strip of pristine open beaches running south of Sunshine Beach to Peregian Beach is becoming a popular hideaway for holidaymakers and investors. The Peregian Beach and Marcus Beach markets have remained sluggish for the first quarter of 2005 as have other areas in the Noosa Shire. This has also been reflected in Peregian Springs with properties taking on average 5-6 months to sell, even when realistically priced. There is always an exception to the rule, but this trend is very frustrating for keen sellers. This effect has been caused by an oversupply of quality new homes coming to the market, and land still available at realistic prices. Golf course frontage properties are now on the market from $600,000 to over the million mark. Quality houses are still available off the golf course - spending $600,000 will be sufficient to find yourself owning a large, modern house with excellent fittings. It is this quality of Peregian Springs property which is providing competition for the general Noosa market and for those buyers who are happy to live ten minutes from the holiday centre it represents good value. As always sales are still occurring in areas which have water views or are very close to the water. Avocet Parade, Kestrel Crescent , Pelican Street and Peregian Esplanade are achieving sales exceeding the million dollar mark. Two sales in Pelican Street were recorded at $1.830M and $1.8M with Peregian Esplanade following close behind at $1.785M and $1.5M. RE/MAX has recently sold properties in Peregian Beach for the mid $500,000's in prime locations for renovation, and we currently have listed excellent properties which compare very favourably with Noosa properties both in quality and price. So for the buyers who enjoy the quaint village atmosphere which Peregian offers this is a great place to purchase either for holidays or to live with a beach lifestyle. With the change in the real estate market from a sellers' market to a buyers' market we are seeing more properties up for sale and thus more competition. Whatever the conditions we are still seeing good interest and enquiry in our beachside real estate. Peregian continues to attract interest from out of town buyers especially from Brisbane as it provides the perfect holiday retreat ready for retirement in years to come.
