ABOUT THE AREA Often described as the heartbeat of the region, Noosaville\'s northern esplanade borders along the scenic Noosa River, which is known by the locals as the "Golden Mile". The recent$5.8m beautification program funded by local and state governments, Noosaville is thriving and offers a multitude of activities for families, every-day visitors and retired couples. Sales in the Noosaville area have continued at the balanced pace experienced in late 2004 with a tendency for properties to be on the market for a longer period than in the first quarter of 2004. This is reflection of the overall market, with only minimal impact showing so far from the February interest rate rise. Property prices always vary greatly in this diverse area which really does cater for a wide range of budgets, starting from $130,000 for motel style units to $2,400,000 plus for waterfront apartments and from early $300,000's in the Goodchap Estate to $2,000,000 plus for older style homes on the Hilton Esplanade. Available blocks of land are always scarce and we see very few blocks coming up for sale. There has only been one small estate release in recent times. Duplex sites are at a premium for developers who see such good potential in this area for redevelopment, particularly sites nearer the river.
