Sunrise Beach, just South of Sunshine Beach and a few minutes from Hastings Street is one of the Noosa market's most diversified areas. The beach itself is magnificent, with pristine surf offset by a wide expanse of clean yellow sand. It has a range of property from inexpensive townhouses through to prestige homes in diversified settings from beachfront to bush. Traditionally popular with families due to the proximity of schools and sport facilities, its variety of property types caters for people with diverse requirements. It is becoming increasingly sought after for its impressive capital growth as well.
MARKET REPORT
The Sunrise Beach property market has consolidated further over the past three months. We have seen an adjustment in pricing across the market in recent times. Properties that have been on the market for some months have had to review their price down in order to attract more buyer interest.
In the residential sector homes that are selling have been priced mainly in the $400,000 - $650,000 price range. This section of the market is primarily made up of the traditional family buyers and home renovators. The least expensive home for sale in the Sunrise Beach market is the property located at 26 Dayspring Street , a three bedroom weather board home priced at $398,000. We are seeing a broader choice of properties available for buyers in this price range of the market and at present one of the stand out buys in this sector of the market is 9 Newfield Street , listed at $639,000. The home has a an excellent floor plan and the ability to be enhanced further, and is within a 500 metre walk to the beach.
The million dollar plus properties have been coming onto the market more freely over the past quarter. Properties with excellent ocean views can be purchased from $1million to $1.5 million, which in turn provides buyers with a cheaper alterative to that of a similar property in the Sunshine Beach market. Currently there is a choice of two homes on the east side of Netherby Rise that have wide open ocean views, both priced at $1.35 million.
The town house market has improved in the past three months. Our office has recorded some strong sales in this section of the market over the past three months. A townhouse in Beacon Court has been sold in the month of April for $315,000, which shows a steady increase from the previous quarter. Another excellent sale recorded over the past quarter was the property located at 1/16 Sobraon Street listed at $395,000 and sold for $375,000, an excellent buy and again a sign that the sellers are listening to offers. The majority of the townhouses are currently for sale in the range of $300,000 - $475,000. In this section of the market, the buyers have been either investors looking at securing good positions, or the first home buyers looking at getting into the Noosa market at an affordable price. They are now providing a real alternative to housing.
Vacant land remains dormant with no sales being recorded over the past three months. There is only a handful of vacant land for sale at present, prices for land range from $430,000 to $780,000 for an excellent block with wide ocean views. The least expensive block with an ocean view is the block located at 8 Mariners Place - a large allotment with ocean views to the east, priced at $520,000.
In summary, the current Sunrise Beach market has been in a transitional phase where both buyers and sellers have been trying to find the real market value of properties today. The sellers have been listening with growing attention to offers and are more willing to move on price to gain a sale.
