ABOUT THE AREA
Little Cove is one of the most desirable spots to own property in Noosa and is set nestled up into the side of the National Park looking out to Laguna Bay, the North Shore and down to Hastings Street.
There is a wide variety of holiday apartments and private houses, ranging from little 2 bedroom units in small complexes to larger and more spacious houses and units surrounded by rainforest to gloriously luxurious properties with majestic views. Properties here are generally held for long periods and have been the destination of happy holiday makers from all over Australia and overseas.
A series of small beaches stretches around the head, protected from harsh winds and lined with pandanus trees and natural bush. Walking tracks wind along the foreshore from Hastings Street giving easy access to and from the cove.
MARKET REPORT
Little Cove is generally known in real estate terms as being tightly held. This is evident when doing past sales research on the area, as often years can go by in a street in Little Cove without a sale occurring. Few areas in Noosa could claim the same.
This year however, things are different. At time of writing there is a selection of properties available for purchase along with a number of sales.

There is also a development application currently in place for a duplex at 80 Upper Hastings Street - if approved this will provide even more stock for Little Cove buyers.
Little Cove, while rarely traded, has proven itself over the past 20 years to be one of Noosa's strongest performing sectors. Below is a graph indicating the median price movement in Little Cove since 1985.
It is statistics like this that compel buyers to invest in this area, and it is for the same reason that owners are reluctant to sell out. Little Cove real estate is truly irreplaceable, and with a number of properties currently on the market there are opportunities for a wise investor to enter into this highly regarded sector of our market place. Now is the time to get in to the Little Cove market as once these properties are sold, chances are property trading in this area will return to its slow rate of turn over.
